Off-grid homes and communities · Kazakhstan

A home that makes its own power, heat and water

TUTO designs and develops passive homes and residential communities with no connection to central utility grids. Solar generation, a private well, biological wastewater treatment with no discharge to sewers or water bodies, and one control system for everything.

The TUTO idea

Dynamic calm

A TUTO home works around the clock. Solar modules generate power, storage carries the energy through nights and overcast days, a heat pump heats the home, a private well supplies water, and treated water goes to irrigation. Inside you hear none of it: quiet, even warmth in winter and summer.

Systems in motion, people at rest.

There is nothing to pay the grid, because there is no grid connection. The time and effort stay with the family and its work.

Energy

Solar modules, storage for nights and winter. The home produces what it uses.

Strength

Monolithic walls in VELOX permanent formwork, designed for seismic intensity 9 (MSK-64). Over 25 years in construction.

Creation

Architecture and engineering are designed together, for the site, the climate and the family.

Community

A TUTO village runs as one household: a shared energy system, a kindergarten, a health centre. To join the community is to become a resident of a TUTO village.

TUTO Base Passport standard

Every resource is produced on site

One set of requirements for an off-grid property. Homes and communities run without external grids all year round, and all building systems are brought into a single control system.

Power

Solar modules. Energy storage covers nights and overcast days.

solar generation · storage

Heat without gas

Heating and hot water come from heat pumps running on the site’s own generation.

heat pumps

Own water

Water from a private well, treated on site according to the water analysis.

Wastewater

Domestic wastewater is treated biologically on site. Treated water is reused for irrigation. Nothing goes to sewers or water bodies.

Passive house

Monolithic walls with continuous insulation cut heat loss to the level where off-grid living makes economic sense.

Control

All equipment is connected to one dispatch system. Residents and the operator see every system in a mobile app.

Technology

A warm monolithic wall

Load-bearing walls are cast in place inside VELOX permanent formwork made of wood-chip cement boards. The formwork stays in the structure as part of the wall, and the insulation runs as a continuous layer with no thermal bridges.

The code requirement for external walls of homes in Almaty is about 2.5 m²·K/W. The TUTO standard exceeds it more than 2.5 times: in an off-grid home every kilowatt saved in winter makes the solar plant and storage smaller.

No condensation forms inside the 340 mm wall. The water vapour pressure calculation (+20 °C inside, −26 °C outside) shows actual pressure below saturation pressure across the full thickness, so the wall stays dry and the insulation keeps its properties.

Pilot project

“Gorodok” — the first community by TUTO

The first community under the TUTO Base Passport standard: 13 homes and a community building with no grid connection. Solutions proven here are carried over to the next communities. The project is under way: the master plan scheme and the technical solutions for off-grid infrastructure are complete.

13 homes

Semi-detached and detached homes to the TUTO standard: 220 mm wall insulation, 350 mm roof insulation.

Kindergarten and health centre

The community building: one storey, separate zones and entrances, its own playground.

100% off-grid

Solar plant and storage, private well, biological treatment with no discharge to water bodies. No grid connections.

Model

How the project is structured

The standard, the trademark and the engineering sit in the holding company. Each property gets its own project company, which land partners and investors join. Construction is carried out by a general contractor under contract.

FAQ

The essentials

What is TUTO?

Homes and communities that run with no grid connection: power from on-site solar generation with storage, heat from heat pumps, water from a private well, wastewater through biological treatment, with treated water reused for irrigation. All equipment is brought into one control system.

What stage is the first community at?

“Gorodok” — 13 homes, a kindergarten and a health centre. The master plan scheme and technical solutions for off-grid infrastructure are complete, and baseline data for design is being prepared. Design is carried out by the TUTO ORDA team.

What are TUTO homes built from?

Monolithic walls in VELOX permanent formwork, the same technology used for our seven buildings in Kazakhstan. Wall insulation 220 mm, roof insulation 350 mm. Structures are designed for seismic intensity 9 (MSK-64).

What happens in winter when there is little sun?

The community is designed for the darkest month of the year. Insulated walls and roofs cut heat demand, energy storage covers nights and overcast days, and an on-site backup source runs only during long spells of bad weather.

I own land. How can I offer a site?

Send a request or write to sergey@tutooffgrid.com with the location, area and permitted use of the site. A site can be contributed to the project company of a specific community; terms are discussed after we see the site.

How can I discuss taking part in the project?

Send a request on the website. After an introduction we send investors a two-page project overview.

Can a university become a partner?

Yes, through the TUTO ORDA programme: student internships, thesis work on a real site, monitoring data from off-grid systems.
